ALMA’S MUDGEE TERMS & CONDITIONS
1. PRIMARY GUEST REGISTRATION AGREEMENT
1.1 When booking with us you accept that;
a. While you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture and fittings, and/or any consequent loss suffered by Alma’s Mudgee.
b. All fixtures, fittings, furniture and appliances are assumed to be in good working order at the commencement of your stay, and in the event that any item is not in good working order at the commencement of your stay, you must notify us immediately, so that the condition of the item can be recorded at that time.
c. If we have not received notification from you, any damage will be deemed to have been caused by you.
d. Any breakages, damage/loss or injury which occur during your stay must be reported to us prior to your departure, and either replaced to the satisfaction of Alma’s, or paid for prior to departure at an amount determined by Alma’s at our absolute discretion.
e. Malfunctioning equipment or damages – If there are any problems with the property or malfunctioning equipment, please report it immediately and do not leave your report until check-out. We will make every effort to assist with a solution where possible; however there may be limited contractors or service providers in the area, after hours or on weekends. You will be held responsible for any damages to the home or property, caused by you or your guests. The home is inspected after each stay and if any items are missing or damaged, you will be charged.
f. No smoking is permitted in Alma’s but smokers may use the outside areas. NO CIGARETTE BUTTS are to be discarded on the property.
g. No shoes are to be worn inside the house in accordance with our NO SHOES INDOORS policy.
h. Occupancy is maximum of 6 adults. Children (two maximum, ages up to 10) can use the sofa bed, and babies can use the portacot, however this must be advised at the time of booking. Sheets, towels and bedding for children are NOT provided. Please supply your own.
i. The property will be left in the same clean, neat and tidy condition, as it was when you arrived. This includes, without limitation; washing up, stacking and turn on dishwasher before departure, fridge cleaned out, BBQ cleaned (or else $50 charge will apply), wet towels to be placed in bathrooms, and rubbish/recycling to be placed in appropriate bins provided. If additional extra-ordinary cleaning is required, the cost will be charged to you. No additional rubbish other than normal household rubbish is to be left behind. Any additional rubbish can either be removed by you (our recommendation), or, we will dispose it at your expense and the cost charged to you. Excessive cleaning or BBQ cleaning may also incur additional cleaning charges.
2. NUMBER OF GUESTS
2.1. Occupancy is a maximum of 6 adults. Children (ages up to 10) can use the sofa bed, and babies can use the portacot, however this must be advised at the time of booking. Please bring your own sheets, towels and bedding for children.
2.2. The number of guests staying must not exceed the number stated and paid for on the booking confirmation and guest registration notice, or subsequently agreed in writing or email by Alma’s.
2.3. Additional guest rates will apply to additional guests staying at the property over and above the number of guests stated on the booking confirmation notice.
3. CHECK IN, CHECK OUT, PROPERTY ACCESS & KEYS
3.1. Our check-in time is from 4:00pm onwards, and check-out time is 11:00am (midweek and weekends). If the property is not vacated by the agreed time then extra charges will be incurred.
3.2. Early check-in and late check-out may be available in agreement with Alma’s with at least 7 days notice before arrival.
3.3. Loss of keys attracts a $100 replacement charge. Should you lock yourself out or lose keys during your stay, an additional call-out fee will apply if keys need to be delivered to the property for you.
4. LENGTH OF STAYS
4.1. A minimum 2-night stay applies; and minimum 3 night stay on long weekends.
4.2. Discounts may be available for mid-week stays and long stays (3 consecutive nights or longer) but only by booking directly with Alma’s

6. TARIFFS, CANCELLATIONS & VARIATIONS
6.1. By making a booking via a 3rd Party Booking site, the following Cancellation Policy applies:
- 100% refund if you cancel at least 14 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 7 days before check-in. However, the reservation may be rescheduled at no cost to another equivalent period, subject to availability and within 3 months.
- No refund if you cancel less than 7 days before check-in.
- No refund if you fail to arrive.
6.2. At the time of booking, full payment of total tariff is required.
6.3. Notification of cancellation or changes is required via phone or email.
6.4. Please advise us of your intended arrival time 24 hours prior to arrival.
6.5. Alma’s Mudgee reserves the right to cancel any booking if we deem the group to be not suited to our property, or if the booking is in breech of any of our Terms and Conditions.
6.6. Please note that if your booking is found to be in breech of our Terms and Conditions, you may lose all monies paid to Alma’s Mudgee.
6.7. In the unlikely event of the property being unavailable or out of order due to unforseen service needs, or damage due to circumstances out of our control, Alma’s Mudgee reserves the right to cancel at any time without notice in the event of these special circumstances. In this case, you will receive a full refund.
7. LINEN & BEDDING
7.1. All linen is provided for the 3 queen beds and towels for maximum 6 guests.
7.2. Please provide your own sheets and towels if you intend to use the sofa bed or portacot for children under 10 years.
7.3. You MUST notify us if you intend to use the sofa bed or portacot as these items will need to be cleaned afterwards in accordance to Covid 19 cleansing guidelines.
7.4. Cushions and pillow shams on the bed are for decorative purposes only and not to be used.
7.5. Do not use bath and hand towels for anything other than what they are intended for.
7.6. Alma’s Mudgee reserves the right to charge guests’ accounts commensurate to the cost of any extra cleaning or replacement of damaged/missing linen.
8.1. There is a strict NO SHOES INDOORS policy. Please leave your shoes outside as you will be liable for any damaged or scratched floors (within reason).
9.1. Firewood will be provided for guests throughout the winter season from May – August (inclusive) and subject to change based on weather conditions.
9.2. Firepit outdoors
- We provide wood for the firepit for your enjoyment however please limit your use. It is NOT an untapped resource.
- Excessive use of wood will be charged to you at the rate that it will cost us to have it replenished and restocked, including delivery .
- Wood for the firepit is located behind the shed closest to the fence.
9.3. Fireplace indoors
- A bag of firewood and kindling is provided, sufficient for the length of your stay.
- If you need more, firewood can be easily purchased from most of the service stations in town, or from Bunnings.
9.4. Mudgee has strict fire regulations and guidelines, and in warmer months exercises a complete fire ban. If a fire ban is in place, you will be advised as such. No fires or live flame of any sort is permitted; ie. fire-pits, bonfires, campfires, fireworks and cigarette butts. Gas BBQs are permitted but must be under the direct control of a responsible adult, who is present at all times while it is operating. Please refer to NSW Rural Fire Service’s page for Total Fire Ban rules.
10. CHILDREN & INFANTS
10.1. Due to open access to the river, the property is technically not Child Friendly. For this reason, pre-approval of children and infants must be granted in writing from Alma’s Mudgee. When outdoors, children and infants must be kept at arms length and supervised at all times. Apart from the risk of drowning, there is an abundance of native wildlife in the area, and horses in the neigbouring paddocks which can pose a danger to children – please be vigilant.
10.2. Please supervise children and infants when outside utilising any equipment, and when inside using any games or entertainment provided at the property. Alma’s Mudgee will not accept any liability of any injury, permanent disability or death of any children and infants at the property.
10.3. Children, under no circumstancesm are to be left unsupervised by an adult at the property.
11. LOSS OR INJURY
11.1. Alma’s Mudgee and our respective employees and agents take no responsibility whatsoever for loss or damage of any property, or personal injury, or death, of any occupant, guest or invitee of any such occupant, and they each exclude all liability to the maximum extent permitted by law. The occupants acknowledge the environment in which the property is located, and must take extreme care when venturing both inside and outside the property, including, without limitation, observing safety signage, fire and safety directions and procedures, electric fencing, automatic gates and cattle grates, and exercise caution when near farm animals and wildlife.
11.2. Alma’s Mudgee take no responsibility for the guests’ personal property. If you leave your property behind and request its return, this will be done at your cost.
12. PARKING, VEHICLES & VEHICLE ACCESS
12.1. Vehicles must be parked in the designated parking areas, and not on the grass or lawns.
12.2. Vehicles (including motorbikes) are not permitted to drive off designated roads e.g. onto lawns, paddocks, fields, bush tracks or fire trails.
19.3. No alternative accommodation of any kind is permitted at Alma’s Mudgee. This includes, but is not limited to; motorhomes, camper-trailers, caravans, tents or swags. Vehicles that provide accommodation cannot be used instead of, or in addition to, beds provided at the property.
19.4 The use of trail bikes, dirt bikes, quad bikes or any similar vehicles is not permitted on the property.
13. MOBILE COVERAGE & INTERNET
13.1. Alma’s Mudgee is located in Mudgee town which has good 3G/4G coverage by Telstra and Optus networks.
13.2. Our NBN internet is provided as a courtesy to guests and not designed to facilitate high download such as movies or large files.
13.2. We cannot guarantee mobile or internet coverage, nor are we able to provide you with I.T. support should you not be able to connect to our wifi.
14. QUOTING POLICY
14.1. All quotes received from Alma’s Mudgee are valid for a period of 7 days only. Our current tariffs are published on VRBO Booking website, however booking directly with us may give you access to cheaper rates and unpublished specials.
14.2. Alma’s Mudgee reserves the right to adjust the quote to the published tariff. Rates may increase for concert or event weekends and/or maximum house numbers may be applied.
14.3. Alma’s Mudgee reserves the right to adjust the quote from third party websites that is not the VRBO Booking website . Final quotes must be from the Alma’s Mudgee reservation team.
15.1. The personal information obtained from this website is used, where you have so requested: To provide products and services to you, to provide you with information, and/or to send newsletters or other communications to you.
15.2. We do not pass guest details on to any third parties or external entities with the exception of our property managers.
